The client approached Planning By Design to improve the functionality of their detached home with a single-storey rear extension, providing a dedicated utility room, shower room and reconfigured bathroom accommodation.
Our team prepared the architectural drawings and supporting planning statement for an extension positioned within the central recess of the existing rear elevation. The proposal adds approximately 22m² of internal floorspace, increasing the home’s floor area from approximately 156m² to 178m². A low roof with two rooflights and materials matching the existing property help the addition sit comfortably alongside the original building.
The planning statement addressed design, heritage, countryside character, neighbouring amenity, drainage and biodiversity. Particular care was taken to respect the property’s historic character, retaining its principal elevation, hipped slate roof and distinctive verandah. Existing access, parking and the detached garage remain unchanged.
The planning permission was approved for single-storey rear extension to a detached home.
