The client approached Planning By Design regarding a proposed single storey rear extension. Following a planning appraisal with one of our chartered town planners, it was determined that the extension is likely to be permitted development. A lawful development was advised as this is the only way to obtain a legal determination that planning permission is not required and the extension would be lawful. One of our chartered architects prepared the architect drawings, which the client approved. Following the approved architectural design, one of our chartered town planners prepared the required planning statement, to justify why the council should approve planning permission. A lawful development certificate has now been approved for a rear single storey extension.
