The client approached Planning By Design to replace an existing conservatory with a single-storey rear extension, creating a more practical kitchen and dining space within their semi-detached bungalow.
Following a feasibility assessment, our team prepared the architectural drawings and a supporting planning statement for a Lawful Development Certificate application. The proposed extension measures approximately 3 metres deep and 7.8 metres wide, with a flat roof approximately 2.6 metres high. Matching brickwork, a new window and sliding doors complement the existing property and provide access to the rear garden.
The supporting statement assessed the proposal against the relevant permitted development requirements, including its dimensions, height, materials and position within the residential curtilage. The design retains the existing front elevation and places the additional accommodation entirely to the rear.
