Single Storey Rear Extension

The client approached Planning By Design to establish whether a proposed single-storey rear extension could be carried out under Permitted Development Rights without requiring a full planning application.

The proposal involved extending approximately 3.8 metres from the rear of an existing two-storey detached property to create additional living space, including an enlarged kitchen and dining area and a reconfigured ground-floor layout.

Following a feasibility assessment, our planning team recommended applying for a Lawful Development Certificate (LDC) to formally establish that the proposed works complied with Permitted Development regulations. This approach was particularly important because a previous planning application involving a wider range of alterations had been refused.

Planning By Design prepared the architectural drawings, supporting Planning Statement and evidence demonstrating compliance with the relevant Permitted Development requirements, including the extension's dimensions, height, positioning and external materials.

A lawful development certificate has now been approved for single-storey rear extension.
