The client contacted Planning By Design regarding a timber-framed open-sided veranda that had been erected to the rear of their home without planning permission.
Following a planning appraisal with one of our chartered town planners, it was determined that the veranda would require retrospective planning permission. The council had raised concerns that the structure fell outside permitted development limits due to its projection and materials.
One of our chartered architects prepared the required drawings, showing the property before and after the installation of the veranda, including floor plans, elevations and block plans.
One of our chartered town planners then prepared a Planning Statement explaining why the veranda was acceptable in planning terms. The statement highlighted its modest height, lightweight construction and private rear garden setting, alongside its limited impact on the character of the area and neighbouring properties.
A retrospective householder planning application was submitted with the architectural drawings and Planning Statement.
Retrospective planning permission has now been granted for the retention of the veranda, regularising the development, and means the client is no longer at risk of enforcement action.
