Erection of Two Bedroom Dwelling in the Form of a Hobbit Hole

The client approached Planning By Design regarding a proposed erection of two bedroom dwelling in the form of a hobbit hole.

The proposed dwelling will be as close to a zero-carbon or negative carbon property as possible, and will be of exceptional design and sustainability to fall within criteria 4 of Policy 26, as an exception to development restrictions in rural areas. The proposed dwelling will include: solar panels (including solar batteries), two water systems (rain/grey water for toilet use and clean water for drinking use), ICF insultated floor panels (Passivhaus standard) and Air source heat pump.

Following a planning appraisal with one of our chartered town planners, it was determined that the formal pre-application was the best course of action. This would increase the likelihood of success, while also limiting risk and costs for the client. 

One of our chartered architects prepared the required architect drawings, which the client approved. Following approval of the architectural design, one of our chartered town planners has prepared the required Planning, Design and Access Statement, to justify why the proposed two bedroom dwelling in the form of a hobbit hole is appropriate and should be approved. 

With the client's approval, a formal pre-application was been submitted with the architect's drawings and Planning, Design and Access Statement.

 A pre-app response has now been received.
