Erection of a Domestic Outbuilding

The client contacted Planning By Design regarding the proposed erection of a domestic outbuilding.

Following a planning appraisal with one of our chartered town planners, it was determined that the project was feasible and could potentially be carried out under permitted development rights. A Lawful Development Certificate was recommended to obtain formal confirmation from the local planning authority that planning permission was not required.

One of our chartered architects prepared the required architectural drawings, which the client approved. Following approval of the design, one of our chartered town planners prepared a Planning Statement to demonstrate that the proposed outbuilding complied with the relevant permitted development criteria.

With the client’s approval, an application for a Lawful Development Certificate was submitted with the architectural drawings and Planning Statement.

The Lawful Development Certificate for the proposed erection of a domestic outbuilding has now been approved. This formally confirms that the development is lawful and can be carried out without planning permission.
