Erection of a Domestic Outbuilding

The client approached Planning By Design regarding the proposed erection of a detached domestic outbuilding within the rear garden of their property.

Following a planning appraisal with one of our chartered town planners, it was determined that the development was feasible and could be carried out under permitted development rights. An application for a Lawful Development Certificate was recommended to obtain formal confirmation from the local planning authority that planning permission was not required.

One of our chartered architects prepared the required architectural drawings, which the client approved. The proposed outbuilding was designed to provide a games room for purposes incidental to the enjoyment of the existing dwellinghouse.

Following approval of the architectural design, one of our chartered town planners prepared a Planning Statement to demonstrate that the proposed development complied with the relevant permitted development requirements.

With the client’s approval, an application for a Lawful Development Certificate was submitted with the architectural drawings, Planning Statement and supporting documents.

The Lawful Development Certificate for the proposed outbuilding has now been granted.
