The client contacted Planning By Design regarding a proposed conversion of a 9-bedroom property to 3 flats (use class C3). The site falls within the Article 4 Direction Area, which seeks to preserve the historic character and amenity of the town centre. The site is not within a conservation area and is not subject to any listed building status.
Following a planning appraisal with one of our chartered town planners, it was determined that full planning permission is required.
One of our chartered architects prepared the required architect drawings, which the client approved. Following the approved architectural design, one of our chartered town planners prepared the required Planning, Design and Access Statement and Heritage Impact Statement to justify why the council should approve planning permission.
