Change of Use to HMO – Retrospective

The client contacted Planning By Design regarding a transformation of the property into a House in Multiple Occupation (HMO). This change aims to optimise the use of the building by accommodating multiple tenants who will share common facilities.

Following a planning appraisal with one of our chartered town planners, it was determined that retrospective planning permission is required.

One of our chartered architects prepared the required architect drawings, which the client approved. Following the approved architectural design, one of our chartered town planners prepared the required Design and Access Statement, to justify why the council should approve retrospective planning permission.

Retrospective Lawful Development certificate has now been approved for the change of use to HMO. Thankfully, this means the client will now not need to restore the property to its original state and is protected from enforcement action indefinitely.
