The client approached Planning By Design regarding the proposed change of use of a vacant former solicitors’ office within Use Class E to a single dwellinghouse within Use Class C3. The property is a historic Grade II Listed Building situated within a Conservation Area.
Following a planning appraisal with one of our chartered town planners, it was determined that the project was feasible and would require both full planning permission and Listed Building Consent.
One of our chartered architects prepared the required architectural drawings, which the client approved. The conservation-led design included partial demolition and internal and external alterations, including refurbishment works, replacement windows, alterations to internal partition walls and utilities. The proposals were carefully designed to protect the building’s historic fabric and architectural character.
Following approval of the architectural design, one of our chartered town planners prepared a Planning, Design and Access Statement and a Heritage Impact Statement. These documents demonstrated that the proposed development would provide a suitable long-term use for the vacant building while preserving its special historic interest and its contribution to the character of the Conservation Area.
With the client’s approval, applications for full planning permission and Listed Building Consent were submitted with the architectural drawings and supporting documents.
Full planning permission and Listed Building Consent have now been granted, for the change of use of the former office to a dwellinghouse and the associated alterations.
