Amalgamation of Two Dwellings and Conversion of an Attached Barn to Create One Larger Home

The client approached Planning By Design regarding the proposed amalgamation of two existing dwellings to create one larger home, together with the change of use and incorporation of an attached storage barn into the residential accommodation.

Following a planning appraisal with one of our chartered town planners, it was determined that the project was feasible and would require full planning permission. As the property is located within Flood Zone 3, a site-specific Flood Risk Assessment was also required.

One of our chartered architects prepared the required architectural drawings, which the client approved. The design included the conversion of the attached barn to create an internal courtyard, replacement of the barn roof, new door openings to connect the existing buildings, internal alterations and the installation of solar panels.

Following approval of the architectural design, one of our chartered town planners prepared a Planning Statement to demonstrate that the proposed development complied with the relevant national and local planning policies. A Flood Risk Assessment was also prepared to confirm that the development would be safe and would not increase flood risk elsewhere.

With the client’s approval, a full planning application was submitted with the architectural drawings, Planning Statement, Flood Risk Assessment and supporting documents.

Full planning permission has now been granted for the amalgamation of the two dwellings and the incorporation of the attached storage barn into the residential accommodation.
