Alterations to a Dwelling and Detached Store – Retrospective

The client contacted Planning By Design regarding alterations made during the construction of a replacement dwelling and detached store, which differed from the previously approved plans.

Following a planning appraisal with one of our chartered town planners, it was determined that the changes were feasible but would require retrospective planning permission.

One of our chartered architects prepared the required drawings, covering the amended external materials, additional rooflights, revised windows and doors, changes to the first-floor rear openings and privacy screens, an increased ridge height to the side extension, and alterations to the detached store.

Following approval of the design, one of our chartered town planners prepared a Design and Access Statement explaining why the changes were acceptable in planning terms.

With the client’s approval, a retrospective householder planning application was submitted with the architectural drawings and Design and Access Statement.

Retrospective planning permission has now been granted. This regularises the alterations and means the client is no longer at risk of enforcement action in relation to the approved works, subject to compliance with the planning conditions, including the installation and retention of the approved privacy screens.
