External Alterations to Two-Storey Three Bedroom Residential Dwelling – Retrospective

The client contacted Planning By Design regarding a retrospective planning application to formalise some minor external changes from the approved application for the erection of a two-storey, 3-bedroom residential dwelling. The retrospective planning application is sought due to changes in the foundations. Strip foundations have been implemented instead of the piling solution, which has impacted some of the trees on the site, and therefore, the client aims to formalise this changes.

One of our chartered architects prepared the required architect drawings, which the client approved. Following the approved architectural design, one of our chartered town planners prepared the required Planning, Design and Access Statement, to justify why the council should approve retrospective planning permission.

Retrospective Planning Permission has now been approved. Thankfully, this means the client will now not need to restore the property to its original state and is protected from enforcement action indefinitely.
