After carrying out the work the client contacted Planning By Design to find out whether planning permission was required for the roof terrace at the first floor flat. The development included an attractive terrace with French doors, decking, and metal balcony railing/ fencing to the rear of the property. The building is situated within the Conservation Area.
Following a planning appraisal with one of our chartered town planners, it was determined that the project is feasible but do require retrospective planning permission, which can never be guaranteed.
One of our chartered architects produced the required architect drawings, which the client approved. Following the approved architectural design, one of our chartered town planners prepared the required Planning Statement, Heritage Impact Statement and Fire Safety Statement to justify why the planning application should be approved by the planning authority retrospectively.
Retrospective planning permission has now been approved for the roof terrace at the first floor flat.
Thankfully, this means the client will now not need to restore the site to it's original state and is protected from retrospective planning issues and enforcement action indefinitely.
