The client approached Planning By Design regarding a proposed replacement of the the existing roof of the property to incorporate the existing roof terrace/ balcony at the front of the property into the internal floor plan of the dwelling.
This will require constructing and raising the roof level of the terrace to match the existing design, creating a dual pitched, hip to gable roof at the front of the dwelling. The alterations to the dwelling will allow for the creation of further living space in the form of an en-suite for the 5th loft bedroom and extra cupboard space, which will enhance the living environment of the dwelling.
Following a planning appraisal with one of our chartered town planners, it was determined that the project is feasible and will require planning permission via submission of a householder planning application.
One of our chartered architects prepared the architect drawings, which were approved by the client. Following approval of the architectural design, one of our chartered town planners prepared the required Design and Access Statement, to justify why the council should approve planning permission.
Planning permission has now been approved for replacement of existing roof of house, including raising roof level of current roof terrace to be incorporated with entire roof.
