The client approached Planning By Design to explore the potential to replace the side extension of their home with a new attached dwelling.
Following a planning appraisal, our town planning team identified that the proposal would require careful consideration of the site layout, parking provision, landscaped boundary and the character of the surrounding area. A pre-application enquiry was recommended to seek the council’s feedback on the principle of development.
Our architectural team prepared the required drawings, showing the demolition of the existing side extension and its replacement with a new dwelling. The design incorporated private outdoor space and off-street parking, with the proposed roof form and external materials designed to complement the existing property.
Our town planning team prepared a Planning Statement explaining how the proposal would make effective use of the site and contribute to local housing supply while respecting the character of the area and protecting neighbouring amenity.
Planning permission has now been approved for the demolition of the existing side extension and the erection of an attached dwelling with associated amenities and two vehicle crossovers.
