Merge 2 Flats into 1 Residential Dwelling

The client contacted Planning By Design regarding the proposed merger of 2 flats into a single residential dwelling. Following a planning appraisal with one of our chartered town planners, it was determined that the project was feasible and likely to be permitted development. A Lawful development certificate was recommended as this is the only way to get a legal determination that planning permission is not required and the project is lawful. 

One of our chartered architects produced the required architect drawings, which the client approved. Following approval of the architectural design, one of our chartered town planners prepared the required planning statement, to justify why the council should approve the application. With the client's approval an application for a Lawful Development Certificate, together with the architect drawings and planning statement has been submitted.

The lawful development certificate has now been approved to merge the 2 flats into a single residential dwelling.
