Erection of a Detached Garage

The client approached Planning By Design regarding the proposed erection of a single-storey 2-bay detached garage with timber cladding and a pitched roof. The garage will be positioned to the northwest of the existing property, set back in the plot, and accessed via a new permeable gravel driveway. The site is located within a conservation area and Area of Outstanding Natural Beauty (AONB). A proposed garage of this size would normally fall under permitted development rights, however, as the property is within the AONB these permitted development rights have been removed.

Following a planning appraisal with one of our chartered town planners, it was determined that the new build garage was feasible and would require planning permission via submission of a householder planning application.

One of our chartered architects prepared the architect drawings, which the client approved. Following approval of the architectural design, one of our chartered town planners prepared the required planning statement, to justify why the council should approve planning permission. 

Planning Permission has now been approved for the erection of a single-storey 2-bay detached garage within the AONB.
