Demolition of Existing Garage & Construction of New Garage

The client contacted Planning By Design regarding the proposed demolition of an existing garage and construction of a new garage. Following a planning appraisal with one of our chartered town planners, it was determined the project was feasible and potentially Permitted Development. An application for a Lawful Development Certificate was recommended as this is the only way to obtain a legal determination that it is Permitted Development and does not require planning permission. One of our chartered architects prepared the required architect drawings, which the client approved. Once the architectural design was approved, one of our chartered town planners prepared the required planning statement, to justify why the application should be approved by the council. With the client's approval, the architect drawings and planning statement were submitted with a LDC application. A lawful development certificate has now been approved for the demolition of an existing garage and construction of a new new garage.
