Conversion of a Detached Garage into an Ancillary Annexe

The client approached Planning By Design regarding the proposed conversion of an existing detached garage into habitable accommodation to provide an ancillary annexe for a dependent family member.

Following a planning appraisal with one of our chartered town planners, it was determined that the project was feasible and would require full planning permission because the garage was detached from the main dwelling.

One of our chartered architects prepared the required architectural drawings, which the client approved. The design retained the existing footprint and roof of the garage while creating a combined bedroom and living area, a small kitchenette and an accessible wet room. The existing garage door was replaced with a new entrance door and window designed to complement the main dwelling.

Following approval of the architectural design, one of our chartered town planners prepared a Planning, Design and Access Statement. This demonstrated that the proposed annexe would remain ancillary to the main dwelling, provide suitable accessible accommodation for a dependent relative and avoid any unacceptable impact on neighbouring amenity, parking provision or the character of the surrounding area.

With the client’s approval, a full planning application was submitted with the architectural drawings, Planning, Design and Access Statement and supporting documents.

Full planning permission has now been granted for the conversion of the detached garage into habitable accommodation.
