Change of Use of Restaurant Part of the Pub to B&B

The client approached Planning By Design regarding change of use of the restaurant section of the property to a 5-bedroom BnB, whilst retaining the pub’s wet trade, with the owners also living on-site. The building itself is Grade II listed and attached to other Grade II listed building that lie in a row. The property is located within a Conservation Area. 

Following a planning appraisal, one of our chartered town planners confirmed this is feasible and would require full planning permission to change the use.

One of our chartered architects produced the required architect drawings which the client approved. Following approval of the architect drawings one of our chartered town planners has prepared the required planning, design and access statement and heritage impact statement, to justify why the application should be approved. With the clients approval, the architect drawings, planning, design and access and heritage impact statement were submitted with an application for full planning permission.

Planning Permission has now been approved for a change of use of the restaurant section of the property to a 5-bedroom BnB, whilst retaining the pub’s wet trade.
