Change of Use From Live-Work Unit to the Dwellinghouse

The client contacted Planning By Design regarding a proposed change of use of the existing property for residential use from a previously approved live-work unit. The site has consent as a commercial (studio/business space) part residential live-work unit, however, the property was bought in 2007 and since then has been fully in residential use.

Following a planning appraisal with one of our chartered town planners, it was determined that this is a feasible and potentially permitted development. A Lawful Development Certificate was recommended, as this is the only way to obtain a legal determination that planning permission is not required. 

One of our chartered architects prepared the necessary architect drawings, which the client approved. Following the approved architectural design, one of our chartered town planners prepared the required Planning, Design and Access Statement, to justify why the council should approve the application. With the client's approval, the architect's drawings, Planning, Design and Access Statement, and a variety of supporting evidence were submitted with the application. 

The Lawful Development Certificate for the change of use of the property as C3 (dwellinghouse) from live-work unit has now been approved.
