The client contacted Planning By Design regarding retrospective planning permission for the change of use of an existing six-bedroom residential (C3) to a six- bedroom HMO (C4). The client recently bought the property with a valid HMO license from the previous owner. Therefore, the property has been operating as a HMO for a significant period of time and to remedy the situation planning permission is sought to regularise the use.
Following a planning appraisal with one of our chartered town planners, it was determined that the project is feasible. One of our chartered architects prepared the required architect drawings, which the client approved. Following approval of the design, one of our chartered town planners prepared a Supporting Statement, to justify why the planning authority should grant retrospective planning permission.
With the client's approval a retrospective planning application was submitted with the architect drawings and Supporting Statement.
Retrospective planning permission has now been approved for the change of use of an existing six-bedroom residential (C3) to a six- bedroom HMO (C4).This means the client will not need to restore the building to its original state or use and is no longer at risk of enforcement action.
