Change of Use from Dwellinghouse (C3) to a 3 Bedroom HMO (C4)

The client contacted Planning By Design regarding a proposed change of use from dwellinghouse (Use Class C3) to a small 3 Bedroom HMO (Use Class C4) including external refurbishment to the dwellinghouse and removal of the garden wall. The external refurbishment works will include insulating the outside of the building and applying a white render, refurbishment of the roof – insulation and replacing the rosemary tiles with slate grey duo tiles. There are overgrown trees and shrubs at the front of the property of a garden wall that will be removed and three parking spaces provided. 

Following a planning appraisal with one of our chartered town planners, it was determined that the project is feasible and would require full planning permission. 

One of our chartered architects prepared the necessary architect drawings, which the client has approved. Following the approved architectural design, one of our chartered town planners prepared the required design and access statement, to justify why the council should approve the application. With the clients approval everything has been submitted with an application for full planning permission. 

Planning permission has now been granted to change the use from dwellinghouse (Use Class C3) to a small 3 Bedroom HMO (Use Class C4) including external refurbishment to the dwellinghouse and removal of the garden wall.
