The client contacted Planning By Design regarding a proposed change of use and conversion from 1 dwellinghouse into 3 flats. Following a planning appraisal with one of our chartered town planners, it was determined that the proposed change of use and conversion to flats are feasible but complex, as the site lies within a conservation area. While feasible, a formal pre-app was recommended as the least risk approach with the added benefit of a quicker response than a full planning application assuming a positive pre-app response. One of our chartered architects prepared the necessary architect drawings, which the client has approved. Following the approved architectural design, one of our chartered town planners prepared the required planning and heritage statements, to justify why the council should approve the application. With the clients approval, everything was submitted with a formal pre-application. A positive pre-app response has now been received so, the client can move forward a the full planning application using the same architect drawings. Providing sufficient additional information is submitted with a full planning application suggested by the council, there is a strong chance of securing planning approval.
